Hard surfaces can usually be cleaned. Porous materials like drywall, insulation, carpet pad and ceiling tiles usually have to be removed once mold has grown into them.

  • Semi-porous materials (wood framing) can often be cleaned and sanded.
  • Porous materials (drywall, insulation, carpet pad) are usually removed.

The deeper mold can grow into a material, the less likely cleaning is enough. That is why crews remove drywall in some jobs and clean framing in others.

Material by material

  • Drywall: removed at least a foot or two past visible growth.
  • Wood framing and subfloor: cleaned, sanded or HEPA vacuumed, then treated and dried.
  • Carpet and pad: pad is removed; carpet usually is too.
  • Insulation: removed and replaced.
  • Tile, glass, metal: cleaned.
  • Furniture and fabrics: depends on the item and how bad the growth is.

Dry before you close up

Whatever stays in place has to be dry before walls and floors are closed back up. Moisture readings confirm it.
