Water Damage Restoration: The Complete GuideTopic 4 of 23 · Understand the damage

Roof, Window and Exterior Leaks

Water from outside comes in through failed shingles, flashing, window seals, doors and siding. It often travels along framing before it shows, so the stain is rarely right under the hole.

Roof, Window and Exterior Leaks

In this topic

  • Roof leaks usually appear during or right after heavy rain.
  • Attic insulation and ceiling drywall absorb water before you see a stain.
  • Temporary tarping stops more damage until the roof can be repaired.

Exterior leaks are tricky because the water has already soaked insulation, framing or wall cavities by the time it shows inside. Finding the path matters as much as fixing the entry point.

This topic is part of our complete guide to water damage restoration. The articles for this topic are listed at the end of the page.

Where water gets in

  • Missing or lifted shingles and cracked tiles.
  • Failed flashing around chimneys, vents and skylights.
  • Clogged gutters that back water under the roof edge.
  • Window and door seals that have shrunk or cracked.
  • Gaps in siding, stucco cracks and failed caulking.

What to do when water comes in

  1. Catch the water with buckets and move belongings out of the way.
  2. Poke a small hole in a bulging ceiling over a bucket to relieve the water, if it is safe to reach.
  3. Get the opening covered with a tarp or board-up.
  4. Photograph everything for your insurer.
  5. Have the attic and walls checked for wet insulation and framing.
